Every other listing tool optimises for persuasion. This one deliberately does not. Under-describing a steep staircase, a shared entrance, a shower over a bath or road noise costs you far more than a dull title ever will: a dull title costs clicks, and an under-described staircase costs a three-star accuracy rating that follows you into every future search.

Disclosure, not hedging

There is a symmetric mistake and the rewrite avoids it too. "The stairs may be difficult for some guests" is not a disclosure, it is an insurance policy, and guests read it as one. "Fourteen stairs to the front door with a handrail on the left, and no step-free route into the building" is a disclosure. Specificity is the whole thing: it is what lets the wrong guest deselect themselves before they book instead of after they arrive.

The title now carries the reason to book and the reason not to, in the same fifty characters. Nothing was added that the host had not said, the eight bare prohibitions became rules with reasons, and the one genuinely missing item is sitting there as a blocker rather than being glossed over.

Why is it talking me out of my own listing?

Because a listing is a promise that gets audited in person within days, and the audit is published. A guest who books the flat the listing described leaves a five-star accuracy rating. A guest who books a different one leaves three, and that follows you into every future search. The tool is optimising the rating, which means it is optimising the honest version.

Will it add amenities to make the listing sound better?

Never. It does not add a hairdryer, a coffee machine, a parking space or a wifi speed you did not mention — if you did not list it, it does not exist as far as the rewrite is concerned. It also never removes a drawback you did disclose. It may move it somewhere it reads better, or sharpen it, but deleting it is the single most damaging thing this tool could do to you.

How does it handle the sofa-bed?

It calls it a sofa-bed, in the room it is actually in. "Sleeps 6" where two of those six are on a pull-out in the living room is the most common accuracy complaint on the platform and the easiest one to never have. You get a room-by-room breakdown instead: which bed is which size, which doors lock, and how many people sleep in a bed rather than on one.

Does it know the rules where my property is?

Short-stay regulation is not the same across the UK, so it prompts rather than pronounces. In Scotland a licence number has to be displayed on the listing, so if you say the property is Scottish and give no number, that comes back as a blocker with the format noted. Elsewhere it tells you to check the position where you are. It never asserts a licence number, and it never tells you that no licence is needed.

What does it cost?

Top up once, then top up again when your balance runs low. This job is about 28p — never more than 40p and spends only what a finished report actually costs, and any balance left stays available for another job.
